Damn, It's Hot

It's 78 up here! Way too hot in these clothes! I've drank a lot of water today. I get to officially close tomorrow, and I guess next Wednesday. Looks like all 3 of us get to rotate this schedule for a while until Laurel gets to hire someone. That could take a long time with the new process it takes for a new hire. They have to be "matched" for the position. One would think it wouldn't take a rocket scientist, but that is for corporate to decide.

We are not going to be able to get a house at the rate of payments that will be required for us. Looks like a minimum of $1503 a month, without insurance and taxes, and including both of those, it's around $1744 a month. Not in our budget for sure. TJ was a bit stressed about it, he wants to get a house before he's too old to get a loan and get it paid off before he dies. At this rate, he'll be 74, I can understand his concern. I'm not in a hurry and all that we can afford is a fixer upper. Not exactly what we want since nither of us are skilled at remodeling. The houses we can afford are $150-175 and those are pieces of shit around our area. He is pissed because I told him to be patient, and he thinks I am waiting for a miracle to happen. Not exactly, but not out of the question either.

Had a lovely conversation wtih Bruce today, he called while I was on a coffee run at Starbucks for Melanie. Talked to him for 20 minutes to help sooth my depression of the current situation. It did help for sure. He was on his way to the Dr. having problems with his shoulder, it's completely numb. They are discussing surgery.

    Is that with a 20 or 30 year mortgage? Oh my Lord, Tanya, those prices are ridiculous! I would JUST be able to swing that with my paycheck. That scares me because I am looking at the great possiblity of being single forever and having to buy a house on my own! I will keep you in my prayers and maybe a miracle will happen. Do you have any first time home buyers programs in Oregon? Have you considered a house with an apartment or even a duplex? I realize this would not be ideal, but the beauty of a house with an apartment is that YOU are the owner/landlord and the rent can help pay your mortgage. Plus when it is paid for, you have the extra income, or a cheap place for the kids to rent when and if they ever have to move home! :)

    This site will become your friend. Type in your specifications (square feet, price, location, etc..) and wa la!

    Can I give you a recommendation too? Look at townhomes and condos. You may get a lot more bang for your buck-if you know what I mean. When we were shopping, Larry and I had fixer-uppers in mind too, but after hearing so many horror stories, decided that purchasing something newer (1998 and up), would be a practical thing to do. Just keep in mind that: if a home passes an inspection, that doesn't mean that there won't be any problems. Look ALL OVER! You might be surprised and find something you like in a location that never occurred to you.
    Have you spoken to other mortgage brokers? I would speak to a number of them before you decide to make a commitment to work with someone. Larry and I spoke to several different mortgage brokers, until we went with the one we did. The first 2 didn't have the resources to lock us into the very best interest rate we could possibly get-and of course, they didn't tell us that. The last one had a product which enabled us to get locked into a really low interest rate.
    FYI: instead of the house being under BOTH of our names, it's only under mine. Reason being: my credit rating is better. Perhaps this is an avenue you should investigate too.

    Laurel knows a ton about this stuff. Have you asked her anything? On your off time, of course.
